Procedure

Planning to build at Jan Sofat? First submit your building plans to Spanish Water Resort N.V. for review. Once approved, apply for the building permit with ROP. After the permit has been issued, notify the neighborhood association of the construction works before you start (including start date, contractor/supplier, and expected duration).

What is permitted

At Jan Sofat, only one single dwelling per plot is permitted. Commercial activities on or from the residence are not allowed, including short-term rentals (short-stay). This preserves the residential character and living quality of the community.

Contractors’ Regulations

Any contractor carrying out works within Jan Sofat must sign and comply with the Contractors’ Regulations. For large projects, the resident must deposit a bond of Xcg 5,000 to cover any potential damage to roads or other facilities caused by construction works. Without the bond, no construction traffic will be admitted to the relevant plot.

Register construction works

Planning (re)construction at Jan Sofat? Notify the neighborhood association at least 2 weeks before the start via the online form. Without timely notification, no access will be granted to heavy construction traffic. Depending on the scope of the project, at the discretion of the neighborhood association, the owner pays a bond (Xcg) to guarantee against potential damage to roads or facilities.
